Zoning Ordinance
The City of Greenwood utilizes zoning as a tool to promote quality development within our community. City Council adopted the current zoning ordinance in August of 2004 after nearly a four-year study of the previous ordinance adopted in 1986. The ordinance below includes those item adopted through December 31, 2009. The City’s Zoning Ordinance is provided below in a downloadable PDF format. City Council has the authority to periodically make amendments to the Zoning Ordinance. City Zoning Ordinance Chapter 1 – General Provisions
This Chapter establishes the purpose of the Zoning Ordinance.
City Zoning Ordinance Chapter 2 – Definitions
This Chapter defines key words, terms and phrases contained within the Zoning Ordinance.
City Zoning Ordinance Chapter 3 – Zoning Districts and Boundaries
This Chapter establishes the various zoning districts and boundaries. A table (pdf) is included to provide an easy understanding of the requirements for specific uses in each district and boundary. This Chapter also identifies conditional requirements for various uses.
City Zoning Ordinance Chapter 4 – Overlay Districts
An overlay is a zone that is placed on the Official Zoning Map over the existing zoning districts as detailed within Chapter 3. An overlay designation is not a separate district classification. It is attached to an existing district designation and identifies an area subject to supplemental regulations.
City Zoning Ordinance Chapter 5 – Design and Performance Standards
The purpose of this Chapter is to establish design and performance standards for all land, land uses and improvements in the City of Greenwood. The standards promote good planning and design and encourage capability between land uses. This Chapter has regulations regarding lot size, density, setbacks, buffering, building spacing, and impervious surface ratios.
City Zoning Ordinance Chapter 6 – Supplemental Regulations
This Chapter includes information regarding parking standards, sign regulations, communication towers, and temporary uses.
Chapters 7 - 9 are reserved for future use.
City Zoning Ordinance Chapter 10 – Nonconformities
This Chapter provides for the regulation of legal nonconformities and specifies those circumstances and conditions under which such nonconformities may be permitted to continue.
City Zoning Ordinance Chapter 11 – Review Authorities
This Chapter establishes the responsibilities of and procedures for the entities involved in the administration of the Zoning Ordinance.
City Zoning Ordinance Chapter 12 – Administration and Enforcement
This Chapter establishes the administration of the Zoning Ordinance including zoning review, zoning amendments, appeals, and variances.
